Questions

Frequently asked questions.

When will the homes be ready?

Licensing is under way. Construction is planned to start in 2027, with hand-over of the first homes in late 2028. From the day you sign you receive a monthly construction update.

How many homes are there, and how close are the neighbours?

Forty townhouses on about 15 hectares, grouped in clusters of four to five. Each house has its own garden and plunge pool, and the pine forest between the clusters stays as it is.

Do I own the land?

Yes. You buy the house and its plot outright, registered in your name, and co-own the shared gardens, the lane and the tank with the other 39 owners.

What is the difference between the two designs?

Casa Horizonte (1-Story + Attic) puts the living room and both bedrooms on one level, with a studio in the attic. Casa Miradouro (2-Story + Attic) stacks the same rooms over two floors plus the attic on a smaller footprint, which leaves a larger garden. Both have two bedrooms, an attic studio, a terrace and a plunge pool. We are asking future buyers which they prefer before we finalise the plans.

What are the condominium fees, and what do they cover?

The monthly fee is set by the owners' assembly and covers the lane and its lighting, the shared garden, playground, orchard and tank, the forest trail, insurance of the common parts and the condominium manager. Our estimate is included in the brochure.

Who manages the condominium?

A professional condominium manager, appointed by ARO for the first two years so that everything runs from day one. After that the owners' assembly decides who manages it.

What about parking?

Two spaces per home under the pergolas at the top of the lane, with an EV charger, plus visitor spaces at the entrance. Below the pergolas the lane is car-free.

Are pets welcome?

Yes. It is your home and your garden. The condominium rules only ask that dogs stay on a lead on the shared paths.

How energy efficient are the houses?

Heat pump, underfloor heating, high-performance insulation and glazing, external shading and pre-wiring for solar panels. The homes are designed for an A energy certificate.

Can I get a mortgage?

Yes. Portuguese banks finance new homes for residents and non-residents, usually with a lower loan-to-value for non-residents. We can introduce you to independent mortgage brokers who work in English.

Can I buy if I don't live in Portugal?

Yes. Non-residents buy on the same terms. You need a Portuguese tax number (NIF) and a Portuguese bank account; a lawyer can arrange both remotely, and we can introduce you to firms our buyers have worked with.

What costs come on top of the price?

Budget roughly 6 to 8 % for transfer tax (IMT), stamp duty and notary and registration fees. Your lawyer will give you an exact figure for your situation.

Is the reservation refundable?

Yes. The €5,000 reservation fee is fully refundable until you sign the promissory contract, and it is deducted from the price when you buy.

What warranty do I get?

The statutory five-year construction warranty on the building, plus two years on finishes and equipment, backed by ARO and the construction company.

Can I change the finishes?

The architecture and the plaster colour are fixed. Inside, you choose from a set of kitchens, floors and bathroom finishes together with the architects after signing.
